A wide range of sale prices on the new construction and resale homes will fit into your budget. There are four different associations operating independently of each other in the community.
Saddle Ridge Estates Association and Saddle Ridge Estates II Association
SRE Master Association Ltd., acting through the Board of Directors, is responsible for administration and operation of Saddle Ridge Estates and Saddle Ridge Estates II. This association is responsible for maintaining the water and sewer systems for the entire village. The association maintenance fee includes your sewer, water, garbage pickup, lawn care, snow removal, common area care and all exterior maintenance (excluding doors and windows) and roads. The monthly maintenance fee is currently $136.00 for new construction homes and $200.00 for the existing homes. A special discount on rates is available now!!
It has also been agreed that new units built in this area will be charged discounted maintenance fees under the Master Association for a period of time. The discount agreed upon is 32% and it begins with the first month each unit is subject to assessment and runs for the next 84 months (or seven years) at the discounted level. The budget and fees will be calculated on a yearly basis so units added during the year will, in effect, be producing "surplus" fees during the first fiscal year they belong to the Master Association, but that surplus will not be significant.

Saddle Ridge Association
The Saddle Ridge Association has 127 units. The association maintenance fee includes your sewer, water, garbage pickup, lawn care, snow removal, common area care and all exterior maintenance (excluding doors and windows) and roads, The monthly maintenance fee is $200.00.
The Forest at Swan Lake Village Condominium
The Forest at Swan Lake Village Condominium Association is the newest of the associations and it now has 44 homes. New units will continue to be added as development continues. The homeowners are responsible for the exterior and interior maintenance and maintaining the limited common areas surrounding the home. The Monthly fee is $65.00 and includes your water and sewer, garbage pickup, snow removal and roads.
Swan Lake Condominium Association.
The Swan Lake Village Condominium Association has 13 properties. Each owner is responsible for the maintenance of their homes and the entire common area. Each property has riparian rights to the lake. Each owner pays for water, common area road repair and snow plowing. The fees vary on an annual basis.
